Remove a Foreclosure

A Foreclosure is a very serious item to have on your credit report. This mark will cause a great deal of damage to your credit rating.

This mark will stay on your credit for 7-10 years. It will likely prevent you from being approved for any line of credit and on the rare chance approval does occur it will be at outrageous interest rates.

Realize you are not alone, there are many individuals that have foreclosures on the credit too. This does not mean you are an unworthy individual, all it does mean is that life happened. (Or that you have been taken advantage of by predatory lending)

How to Remove a Foreclosure

The first step I suggest is to dispute the foreclosure listing with the credit bureau. This is done through the dispute process, where you dispute then foreclosure directly with the credit bureau.

A "valid" dispute letter must be sent to the credit bureaus. In this letter you must explain why the foreclosure is incorrect and should be removed. Examples of reasons include; information is wrong, item is out of date, not my account, account paid in full and etc.

Then the credit bureau will conduct an investigation into the listing. They will contact the lender and verify the debt and it's accuracy. If the listing can not be verified then it must be removed from your credit report.

If you lending institution was hit hard or went under during the housing crisis you have a very good chance of having the foreclosure removed from your credit because the listing will be unverifiable.

However if your listing is verified I suggest hiring a credit repair service. They have more advanced techniques to use against a negative listing such as; debt validation, creditor direct interventions, and escalated dispute information requests.

Also a credit service will be able to do legal research to establish case precedents and if need be take your case to court. With the number of people experiencing foreclosures skyrocketing we expect some evolving credit laws and new case precedents.
